Before the board votes
Six things a compliant Orange County landscape maintenance proposal should contain. A bid missing several of these is not cheaper, it is incomplete.
- An active CSLB license in the right classificationLandscape maintenance work in California is C-27. Verify the number on the CSLB website rather than the letterhead, and check the status and the bond.
- Certificates naming the association as additional insuredGeneral liability, commercial auto and workers' compensation, with the association named. A certificate that names only the contractor protects only the contractor.
- Slope and greenbelt written as their own lineSlopes carry different access, erosion and fuel-modification obligations than flat turf. If they are not itemized, they are very likely excluded.
- An irrigation position stated in writingSay whether inspection, minor repair and controller programming are in the base fee, and what triggers a change order.

- Named crew size and hoursYou are buying labor hours. A proposal that will not state crew size and hours per visit is asking the board to approve an unknown quantity.
