Commercial Landscaping Price List — Orange County
We publish our commercial rates because property managers and HOA boards need real numbers to budget against — not a promise to “call for pricing” three weeks before the reserve study is due. Below are the labor, plant material, irrigation, drainage, and construction rates Greenhouse works from across Orange County and Los Angeles County.
Most landscape contractors treat pricing as something you earn access to after a site visit and a follow-up call. That is fine for the contractor and useless for the manager holding a spreadsheet in August, trying to work out whether replacing forty 5-gallon shrubs and a failed mainline belongs in this year's budget or next year's. Real unit costs let a board do arithmetic before it takes a meeting.
Two things these numbers are not. They are not a quote — a scope with quantities, access notes, and site conditions is what produces a quote, and we put that in writing. And they are not a menu you have to order from line by line: most of this work reaches properties through a maintenance contract, where the routine is covered and these rates apply to the extras. What they are is an honest starting point, published so you can budget without waiting on us.

How these rates show up on a real property
A rate card reads like a parts list until you attach it to a property. On a 200-unit association in Mission Viejo, the lines that actually move the budget are irrigation and plant material: a mainline break under a slope path, a dozen heads lost to landscape traffic each quarter, and the 24-inch box trees the board has deferred for two seasons. On a business park in Santa Ana, it is more often drainage and concrete — the walkway that ponds every winter, the catch basin nobody has cleared since the building changed hands.
That is why unit pricing and contract pricing answer different questions. Ongoing care of common areas, turf, shrubs, and slopes is scoped as commercial landscape maintenance on a monthly contract, and the rates above cover what falls outside it: repairs, replacements, and improvement projects your board approves separately. Associations running the same arrangement on the HOA side typically fold irrigation into the routine, since HOA maintenance that skips the sprinklers is the version that gets expensive in July.
